Chairman Bench called the Land Use Authority Board Meeting to order at 9:08 a.m. The meeting was held September 7, 2016 in the City Council Meeting Room at 102 South Tremont Street, Tremonton, Utah. Chairman Steve Bench, Engineer Chris Breinholt, Director Paul Fulgham, and City Recorder Linsey Nessen were in attendance. City Manager Shawn Warnke and Director Marc Christensen were excused.
1. Approval of agenda:
Motion by Director Fulgham to approve the agenda of September 7, 2016. Motion seconded by Engineer Breinholt. Vote: Chairman Bench – aye, Engineer Breinholt – aye, and Director Fulgham – aye. Motion approved.
2. New Business:
a. Discussion and consideration of a concept plan for a small commercial rental strip on 400 West – Lyle Vance
Chairman Bench stated that Lyle Vance will not be in attendance today. They talked about having it redrawn and shifted to accommodate more parking. It was noted they can tie into the existing storm drain and have a retention basin.
b. Discussion and consideration of a concept plan for Sorensen Subdivision – Jim Christensen
They discussed collector roads, right-of-ways, and laterals. Box Elder School District (BESD) will be in charge of developing the subdivision. The Board noted the minimum lot size is 10,000 square feet and some of the lots are too small. They will start the engineering for the subdivision. Mr. Christensen will bring site plans for the other project. Chairman Bench told Mr. Christensen they need plans a week before the next meeting. BESD will put in the roads and curb and gutter if Mr. Sorensen wants to proceed before the school district is ready to begin their construction.
c. Walk ins*
Micah Capener asked the Board if they have everything they need for Arbor View Subdivision. They wanted a greater level of detail for the preliminary before it goes to final and they need construction drawings. It should list the size for the pond and figure out the secondary water.
Mr. Capener asked about finalization for the plans at Tremont Center. The Board noted the site plan has not been approved. There was some concern about the drive-thrus. The Board has only seen the conceptual plans.

5. Adjournment:
Motion by Director Fulgham to adjourn the meeting. Motion seconded by consensus of the Board. The meeting adjourned at 9:39 a.m.
