1.06.005 ESTABLISHMENT OF ZONING DISTRICTS.
The territory of Tremonton City is hereby divided into one (1) or more of the following listed zoning districts as shown on the Tremonton City Zoning Map (Map 1.01), Flood Damage Prevention Overlay Zone District (Map 1.02); Sexually Oriented Business Overlay Zone District (Map 1.03); and High Water Table Restriction Overlay Zone District (Map 1.04); and Water Source Protection Overlay Zone District (Map 1.05).

1.06.010 FILING OF TITLE AND MAP.
This Title and Zoning Map or maps shall be filed in the custody of the Tremonton City Recorder and may be examined by the public subject to the reasonable regulations established by said Recorder.

1.06.015 RULES FOR LOCATING BOUNDARIES.
Where uncertainty exists as to the boundary of any district on the Zoning Map, the Zoning Administrator shall apply the following:

A. Wherever the district boundary is indicated as being approximately upon the centerline of a street, alley, or block, or along a property line, then, unless otherwise definitely indicated on the Zoning Map, the centerline of such street, alley, block, or such property line shall be construed to be the boundary of such district.

B. Whenever such boundary line of such district is indicated as being approximately at the line of any river, irrigation canal or other waterway, or railroad right-of-way, or public park or other public land, or any section line, then in such case the center of such river or stream, canal or waterway, or of such railroad right-of-way, or the boundary line of such public land or such section line shall be deemed to be the boundary of such district.

C. Where such district boundary lines cannot be determined by the above rules, their location may be found by the use of the scale appearing upon the Zoning Map.

D. Where the application of the above rules does not clarify the district boundary location, the Planning Commission shall interpret the Zoning Map.

1.06.020   PROPERTY DIVIDED BY ZONING DISTRICT BOUNDARIES.
Where a zoning district boundary cuts through a lot existing at the time of adoption of this Title, the use regulations governing the portion of the lot located within the more restrictive zone as interpreted by the Zoning Administrator shall govern the use and development of the entire lot, unless a Legislative decision has been granted by the City Council waiving this requirement, except for legally existing nonconforming uses and buildings on the lot, and except when the lot can be legally subdivided into two (2) or more legal lots.

1.06.025 AUTHORIZED USES WITHIN DISTRICTS.
The uses of land allowed in each district shall be complete and uses of land not specifically allowed as set forth therein shall be prohibited in the respective district.

1.06.030 ADDITIONAL REQUIREMENTS IN EACH DISTRICT.
In addition to the requirements imposed within each district, the requirements of other Chapters may also be applicable in each of the other districts, and applicability of these Chapters shall be evidenced by the Zoning Map and/or pertinent Sections of this Title.
