Chairman Capener called the Planning Commission Meeting to order at 5:32 p.m. The meeting was held July 9, 2019 in the City Council Meeting Room at 102 South Tremont Street, Tremonton, Utah. Chairman Capener, Commission Members Bennett, Eberhard, Janssen, Stokes, City Councilmember Rohde, Zoning Administrator Bench, and Deputy Recorder Nelson were in attendance. Commission Members Forrest and Greener were excused.

1. Approval of agenda:

Motion by Commission Member Bennett to approve the July 9, 2019 agenda. Motion seconded by Commission Member Stokes. Vote: Chairman Capener – aye, Commission Member Bennett – aye, Commission Member Eberhard – aye, Commission Member Janssen – aye, Commission Member Stokes – aye. Motion approved.

2. Approval of minutes—June 25, 2019

Motion by Commission Member Stokes to approve the June 25, 2019 minutes. Motion seconded by Commission Member Janssen. Vote: Chairman Capener – aye, Commission Member Bennett – aye, Commission Member Eberhard – aye, Commission Member Janssen – aye, Commission Member Stokes – aye. Motion approved.

3. New Business:

a. Discussion and consideration of Preliminary Approval for Archibald Estates two-lot subdivision at approximately 760 North 900 West

Administrator Bench said this is Plat 1 and is considered a two-lot subdivision, but they are just continuing on. Chairman Capener asked about storm drainage. Administrator Bench said they will extend that road north with half of it dumping into the field with an agreement, and the other half going to the curb and gutter. Chairman Capener confirmed \it is RM-18 and that there are multiple ways in and out of the subdivision. He asked about a turnaround. Administrator Bench said we do not require it on one lot. The City will not plow it and garbage cans will go on 760 North. Commission Member Stokes confirmed there would be a fence required along the west side by the canal.

Motion by Commission Member Bennett to recommend the preliminary approval to the Development Review Committee. Motion seconded by Commission Member Stokes. Vote: Chairman Capener – aye, Commission Member Bennett – aye, Commission Member Eberhard – aye, Commission Member Janssen – aye, Commission Member Stokes – aye. Motion approved.

4. Adjournment

Motion by Commission Member Bennett to adjourn the meeting. Motion seconded by consensus of the Board. The meeting adjourned at 5:45 p.m.
