Chairman Bench called the Land Use Authority Board Meeting to order at 9:10 a.m. The meeting was held February 15, 2017 in the City Council Meeting Room at 102 South Tremont Street, Tremonton, Utah. Chairman Steve Bench, Engineer Chris Breinholt, Director Paul Fulgham, and Deputy Recorder Cynthia Nelson were in attendance. Manager Warnke was excused.
1. Approval of agenda:
Motion by Director Fulgham to approve the agenda of February 15, 2017 agenda. Motion seconded by Chairman Bench. Vote: Chairman Bench – aye, Engineer Breinholt – aye, Director Fulgham – aye. Motion approved.
2. Approval of minutes: January 18th and 25th, February 1, 2017
Motion by Director Fulgham to approve the minutes of January 18th and 25th, and February 1, 2017. Motion seconded by Engineer Fulgham. Vote: Chairman Bench – aye, Engineer Breinholt – aye, Director Fulgham – aye. Motion approved.
3. New Business:
a. Discussion and consideration of amending River Valley Subdivision Plats – Bryan Lyon
Mr. Lyon noted he will do two (2) different plats because there are two (2) different phases. He will make the addresses to the buildings the same as the others at this location. He will show a different address for each building. There was some discussion on sewer and the need to stub to one lot. It was noted this does not need to go before the Planning Commission. Mr. Lyon will note a PUE (Public Utility Easement) the same width as the easement and extend it to the back line.
Motion by Engineer Breinholt to approve the River Valley fourplex Subdivision amendments. Motion seconded by Director Fulgham. Vote: Chairman Bench – aye, Engineer Breinholt – aye, Director Fulgham – aye. Motion approved. The Board discussed landscape requirements.

Motion by Director Fulgham to adjourn the meeting. Motion seconded by consensus of the Board. The meeting adjourned at 9:22 a.m.
